On the shores of Lake Baltezers, an elegant and exclusive design gem awaits its new owners - a luxurious, yet peaceful property of almost one hectare. This house truly has everything one could wish for and more. The design of every room has been thought out to the finest detail, creating a delightful atmosphere and ensuring maximum functionality. The house offers a lazy retreat by the pool or the beach, a magnificent view of the lake through the windows, a boat trip, a chance to keep fit or spend time with family and friends in the lounge.
The property is impressive not only for its design and variety of activities, but also for its size - it includes a 0.75 ha plot, a 1293 m2 dwelling house, a 72 m2 utility building and a 40 m2 sauna building.
The layout of the house thoughtfully arranges everything for exclusive and comfortable living:
- The basement floor has a spacious lounge with pool and ping pong tables, a fitness area and a home bar, a wine room, a utility room, a bathroom and a garage with space for 3 cars.
- On the first floor, there is a spacious and cosy living room with a fireplace and access to the terrace with a direct view of Lake Baltezers. On the first floor, there is also a kitchen and dining area equipped with all necessary appliances, a swimming pool area, a sauna, a steam bath and a charcot shower, as well as one bathroom.
- On the second floor, there are 3 bedrooms - one master bedroom with two dressing rooms and two bathrooms, two smaller bedrooms - another bathroom.
- The house also has a separate apartment which can be used for guests or staff. This apartment has a living room combined with a kitchen, an isolated bedroom and a bathroom.
The property features high quality materials and sophisticated design elements at every turn. For example, all the furniture is bespoke, the walls are made of Austrian white clay with a humidity control function, there is a luxurious Swarowski crystal chandelier, and all rooms have automatic blinds and curtains. The property also has state-of-the-art CCTV and smart home features, meaning it can be controlled from a smartphone wherever you are.
The building is made of monolithic reinforced concrete with brick partitions. Heating is provided by gas heating, with underfloor heating throughout. Indoor air quality is excellent thanks to Norwegian forced ventilation and a heat recovery system, while the water supply is from two water spigots. The property has also been designed for energy efficiency, which is a hot topic at the moment - 3 double-glazed windows protect against heat loss, while 50 solar panels are installed on the roof to store electricity and 10 to heat the pool water.
The spacious plot is landscaped with a variety of greenery that blooms during the warm months of the year. The maintenance is taken care of by an automatic watering system, a capillary watering system for shrubs and a Husqvarna lawn mowing robot. Lanterns have also been installed in the courtyard, making the property look even more elegant in the evenings and at night.
The property has its own private sandy beach area and boat dock, which adds to its exclusivity.
This property combines everything that is needed for a luxurious and comfortable life for those who want to be close to the city but at the same time in harmony with nature.
